Self-sufficient property

2 million square meters of 'nature'. The property was former farm land, is surrounded by state forest (Crown Land) and completely surveyed. It is accessed by a 1.6km private driveway with a lockable gate. The property is developable, buildable, can be used without restrictions and can be developed within a very short time into a tourism guest lodge. It does not have any wetlands.

THERE IS even MORE...

Besides large meadow areas, in a 2 minutes walk you can reach the own lake. With a diameter of 160m and a depth of 3 meters, it is ideal for summer cooling, wildlife watching and sporting activities. Around the lake, four nearly completed luxury Guest Lodges (two Geo Domes, two Yurts) are waiting to welcome friends, staff, seminar guests or paying glamping tourists.

An own state licensed shooting range for private use has two lanes (100m and 200m).

Suitable for various hobbies and for do-it-yourselfer, the large workshop of 72sqm (24 x 32 feet, 7.35m x 9.75m) located on the property offers enough space with additional upper floor, currently used as storage.

A garage for other 'toys' such as ATV and tractor may not be missing, of course. The shelters on both sides with a size of 12x16 feet / 3.65m x 4.87m each store firewood for a whole year.

The drilled fresh water well can supply up to 7 gallons (≈25 liters) per minute. This is enough for a small settlement. Water consumption in Europe ranges from 120 to 170 liters per person/day.

A trustworthy administrator with best local contacts has been familiar with the property for years. He lives in the immediate neighborhood and will help the new owner and his family to manage the property if requested. He takes care of everything, should the own oasis of life be left for a vacation or a visit abroad.

Following the recommendations of a government-sponsored forest management plan created in 2015, over-aged forest stands were cleared in February 2020 under the supervision of the Cape Breton Privateland Partnership and replanted with ecological considerations. Since then, the property's forests have carried the international Forest Stewardship Council (FSC) seal of approval. The management plan for the estate is 62 pages long and contains everything you need to know about soil conditions and your own forest. This plan is an excellent aid for successful management and care of the forest stand, even for newcomers.

FUN MAY NOT BE MISSING

Horse lovers get their money's worth. Meadows are abundantly available. Horse trails for unrestricted riding enjoyment are located directly on the property and others are easily accessible from the property.

With a 2-day course you get the permission to own a hunting weapon in Canada and the in-house shooting range with a 100m and a 200m lane, can be 'worked' with any caliber.

The wildlife invites observation. Besides white-tailed deer, bald eagles, many different bird species, pheasants and partridges, foxes, lynxes and squirrels, you can also find the beautiful bobcat.

The own lake with biotope invites with 160m diameter and 3 meters water depth for swimming or relaxing. The property has direct access to the ATV trails of the province of Nova Scotia. Only a few kilometers away, deserted beaches invite you to take hour-long walks along the Atlantic Ocean. On the way back you can get your dinner directly from the boat in a small lobster harbor...lobster from Nova Scotia counts among the best in the world.

If that's still not enough for you - no problem. Other suggestions: Archery, mountain biking or enduro riding, motorcycling, running...
